Located in the Corozal Province – the northernmost province of Belize, The Palms at Corozal is a planned residential community with just 49 lots, located along Serenity Road, in between Corozal Town and Consejo.
The community was initially developed in 2013/2014 and sold out a few years ago, however there are a select few residential land lots currently available for resale via the developer and Landcentury.
The lots are a minimum of 1/4 Acre, some are located along the Serenity Road itself, while some are located further back, offering plenty of privacy while also being adjacent to the new \"The Enclave at The Palms\" development. Prices start from $12,000 USD and up, and some may offer financing as well for up to 12 months.
There are currently homes on 5 lots, with a further 3 set to commence construction later this year (2018) as well as 20 homes being built next door by Berkovitz Development at their “The Enclave at The Palms” development.. You have an opportunity to buy in at a very good price into a growing community, and over the next few years you will no doubt have several new neighbours as well, as many existing owners are making plans to build.
One of the benefits of being an owner at The Palms is that the developer is not tying you to work with a specific builder, or a specific home plan, instead you have a lot of freedom to construct what you wish for yourself. The developer is however happy to provide construction services, and costs are somewhere in the region of $65-70/sq.ft for a standard home.
Water is done by a private well, and septic systems are used, which is the standard throughout Corozal, and most of Belize. Electric is running all along Serenity Road, and also along the two sides of the community, so you will be able to hook up to power no matter where you are.
Prices and financing options are ranging a bit, some sellers are willing to provide 12 months financing, while some are looking to sell for cash - prices are still very competitive compared to other surrounding communities.
The pond that is on the property is set to be worked on during this summer, it will be dug up to make it deeper at one end, to ensure water levels remain constant during all year-round, while a community space will be created at the other end for all residents to enjoy.
Most owners are leaving their lots \"as is\", until the time comes to build, though you may choose to have yours cleared (fully or partial) if you so desire. There is currently no HOA either, although residents may elect to form one at a future point. Typical HOA fees in the area are very low and rarely exceed $10-15 per month, and property taxes tend to be no more than $10 per year.
You can reach Corozal Town in about 10 minutes, and Consejo Shores and Mayan seaside are about as far away in the other direction. You really are in the heart of the expat community here, with a lot of new residents coming down all the time. The Mexican border and attached free trade zone is only about 10-15 minutes away, and many residents choose to visit Chetumal for the weekend, or you can drive a little further north and get to Cancun in about 3-4 hours.
Belize as a country offers a relatively simple path to immigration, especially for retirees using the \"QRP\" program, which is one of the few purely retirement based visas in the Caribbean.
To visit Corozal, most travellers chose to fly into Belize City and then drive for about 2 hours until they reach the project. Alternatively, there is a domestic airport in Corozal with service from Belize City via San Pedro on both Maya Island Air as well as Tropic Air. You may also choose to fly into Cancun and drive for about 4 hours (or use a bus service) or for the more adventurous there are flights from Mexico City to Chetumal (right across the border) on Interjet.
