Types of Loans You Can Get For Buying, Flipping or Building on Land

In many parts of the country, you can purchase land for dirt cheap. But sometimes, you come across a piece of property that’s too good to pass up. The only problem? You need financing. Historically, financing land has never been easy, but it’s not impossible either. Depending on your plans for the property, there are several different types of loans you can get for buying, flipping or building on land. Loans for Buying Land If you plan on buying vacant land with no immediate plans to develop it, your options are relatively limited. Raw land is the most difficult to borrow against simply because it’s considered a speculative investment. By definition, raw land doesn’t have any added improvements, and even though you have no plans to develop the property anytime soon, you’ll still be responsible for paying property taxes. Land and Lot Loans Major banks and credit unions both offer land and lot loans, sometimes referred to as raw land loans. Not all lenders offer this type of loan, and you need to come prepared if you hope to have the lender agree to extend you a loan. Consider creating a concept packet that demonstrates your vision for the property […]

Build Yourself, Buy New or Buy to Renovate – Best Housing Options

When you go to buy a home, you’ll find that there are three options available to you: build, buy new, or buy and renovate. The truth is that all of these are great ways to get into a home, but your own preferences will depend on how your home search proceeds. If you have the money and want a truly unique home, you may want to build it from the ground up. You’ll likely save some money when you buy a new home, but it may not be exactly what you wanted in a home. The countertops may be granite instead of marble, there may be steps when you would have liked to walk directly into your home, or the entrance to the basement may not be ideal. The truth is that no home is 100% what a person would want. And if it is, you’ll find that something could have been a little better a few years down the road. Renovating a property is also a great option. I like the idea of renovating because you can step into an old Victorian home and own a piece of history. You’ll find that the clawfoot tub is pristine while the […]

Renting Out Land – How Much Can You Be Making

You own land, and you want to hold onto it until it appreciates enough to be flipped for a profit. After all, you are making an investment, and your land isn’t making you money until you sell it. Calculating the Actual Costs of a Fixer-Upper: What to Consider

Dreaming of buying a fixer upper and making it your own? Maybe you already have a property in mind, or have even gone as far as contacting a few contractors for an estimate. You may think you have an idea of how much the repairs will cost, but more often than not, the true costs of a fixer-upper are much higher than you had imagined. That doesn’t mean you shouldn’t buy that handyman’s special you’ve been eyeing for weeks. But it does mean that you should sit down and really calculate the costs that come along with a fixer-upper. What Can You Do Yourself? Reality TV makes home renovation look like a piece of cake. But in reality, renovations are often a tough job. They’re physically exhausting, and you never know what may pop up along the way. You need to be physically and mentally prepared for the project. Sit down and really figure out how much of the work you can actually do yourself. If you don’t have any prior experience in the construction or home remodeling field, you may be limited by what you can do. Or you may be ambitious and will to make a few mistakes […]

Buying 3 Acres of Land – Is It Worth It to Invest?

You want to invest in land, but you don’t have a whole lot of money to spend. Most investors can comfortably afford to buy 3 acres of land, especially if you can find deals for $1,000 or even $2,000 an acre. But is it worth it to buy just 3 acres? Where can you find 3 acres of land at a price you can afford? What You Can Do with 3 Acres of Land You don’t need to buy 100 or even 10 acres of land to earn a return on your investment. Even 3 acres of land can be productive. Here’s what you can do with a 3-acre plot: Rent the Land If you don’t plan on living on the property, you may consider renting the land for hay or other crops. Renting can earn you a nice steady return, but remember, the person you rent to has a legal right to a piece of the property. If you live on the land, you may find this option to be too invasive. On the other hand, if you’re just purchasing the land to hold onto it as an investment, renting is a very viable and practical option. Raising Chickens […]

Owner Financed Land for Sale – Advantages and Downsides

When you read about land investing, and even some of the posts on our blog, you’ll see a lot of talk about owner financing. You may even read that this type of financing is your best option, which may be the case if you cannot secure a conventional loan. But just like any other loan type, there are advantages and disadvantages to owner financing. What is Owner Financing? How Does It Work? Simply put, owner financing is when the buyer finances the purchase of a property directly through the seller. This type of financing is common in the land market, as it can be very difficult to obtain a conventional loan through a bank. If you don’t have cash in hand and the buyer is looking to get rid of the property quickly, owner financing may be negotiable. In some cases, part of the financing may be through the owner, and a small portion will be covered by a bank loan. The great thing about owner financing is that nearly all terms are negotiable, including the interest rate, repayment term, payment amount and the amount financed. Typically, rates are higher than conventional loans, but there are no loan fees incurred. […]
