Step 1. Choose your property!

Choosing your property is the most important step in the buying process. Ask questions, call the county, and inspect the property before you commit. All properties at are sold "as-is, where-is."

Step 2. Buy Now!

Once you are ready to proceed with purchase, click on "BUY NOW". There are two types of sales: cash sale and owner financed properties.

Cash sale properties. To purchase cash sale property you will have to submit a payment for the processing fee by major credit card. Please complete Step One & Two and submit a payment for the processing fee. Once we receive your payment, we will contact you and prepare a Real Estate purchase agreement. The sale price of the property or remaining balance will be paid within five (5) business days by wire transfer, direct deposit or cashier’s check. Owner financed properties. To purchase an owner financed property you will be required to submit a payment for the processing fee indicated on the listing. There is no credit check and you are automatically approved for a credit. Please complete Step One and proceed to Step Two. Once you submit the payment, we will contact you within 24 hours to verify details of the sale and the terms you want to select. Your first payment will due in about 25-35 days depending on your selected due date.

Step 3. Closing.

Cash sale properties. Once your payment is completed, we will provide a notarized copy of the deed by email within three (3) business days. An original copy will be sent directly to the county for recording. Once county records the deed (3-4 weeks time frame) they will send the deed directly to the new owner. Land Century does monitor the process to ensure that every deed is recorded by the County Clerk.

Owner financed properties. You will receive your buyer purchase packet within 7 days by us mail. Your package will include: Two purchase agreement forms (one was completed by us, and a 2nd copy must be filled out by you), instructions for your payments, and a copy of your first invoice. Your first payment will due in about 25-35 days depending on your selected due date.

You will have to fill out one copy of the purchase agreement and sign the agreement in front of the notary and send it back along with your first payment.

Making monthly payment. All invoices are sent by email, so please ensure that we have a valid emails for you at all times. All monthly payments must be paid by check or money order. There is a 10 days grace period for any late payments. If payment is more that 10 days late, there is a 10% late fee added to your account.
