Legal access by way of platted road. Some of the existing roads are usable, however most of these roads are not yet graded in. At this early stage you might not be able to drive the family sedan to the property yet. With a 4-wheel drive or SUV, you can go everywhere.
Power, water and telephone are all in the area near the highway exit, but not to these parcels yet. For now water would be by storage or by well if you decide to have one drilled. Sewage would be by septic when you build. Cell phones work nearly everywhere out here.
Holbrook sits atop the largest water aquifer in the state of Arizona and most of the southwest. This aquifer can supply excellent water in almost any quantity. As a result water is very inexpensive and is plentiful. The region has excellent air quality with very low humidity and averages 320 days per year of sunshine. Solar power is an excellent low cost choice in this area. 5,400' elevation makes for excellent weather temperatures the year round. Only 18% of county land falls under individual and corporate ownership. The rest is owned by Native American Reservations, the U.S. Forest Service, the Bureau of Land Management, and the state of Arizona.
