Listing Description
RARE OCEAN GULF BEACH FRONT PROPERTY PROPERTY SECLUDED LITTLE GASPARILLA ISLAND UTILIZE AS PRIVATE FAMILY BEACH, CAMP, OR DEVELOP PER ZONING RMF-T Little Gasparilla Island is a tropical barrier island located just off the West Coast of Florida. Situated halfway between Sarasota and Ft. Myers, it benefits from cool tropical breezes in the summer and warm sunshine in the winter. There used to be three separate islands, Knight Island, Don Pedro Island and Little Gasparilla Island. Following a storm in the 60s which closed the passes, the islands became one, with Little Gasparilla being the southernmost. The most unique attribute of Little Gasparilla is its lack of a bridge…there used to be a bridge to the northernmost island but that also fell victim to the hurricane and residents have decided we like it better without a bridge! All access is by private boat or water taxi. There are no roads and no cars, and traffic and tourists are just a mainland memory. The island offers 7 miles of beautiful pristine beach unspoiled by either seawalls or high-rises. During the summer, the beach is a nesting spot for endangered sea turtles which lay their eggs in the warm sand near the dunes. The shells on the island are among the most plentiful on the West Coast and the beaches are dotted with prehistoric shark's teeth free for the collecting. The best time to go shelling is just before and at low tide and after a storm. Be sure to check the high tide lines where the surf often tosses the largest shells. The sandbars are home to sand dollars, whelks, starfish and conchs. Fishing from either the dock or the beach can provide daily entertainment -- and a hearty meal depending on your luck…and at the end of a long day, a breathtaking sunset over the Gulf of Mexico gently eases you into the evening. Mostly, Little Gasparilla offers privacy and tranquility and a rare sense of peace not found at many Florida vacation spots. Many days you can walk the beach for hours without seeing another soul. Yet island neighbors are friendly and always willing to offer a helping hand. There is a quaint island chapel which offers non-denominational services from time to time and which has been the site of memorable island weddings. Little Gasparilla Island is a favorite spot to rest and recharge and take a moment to enjoy life and family and the beauty of nature.

STILL HAVE DOUBTS ABOUT INVESTING IN FLORIDA REAL-ESTATE The fall, 2007 mortgage/credit crisis is creating many opportunities to buy well located land & lots at bargain prices. Rarely do buyers have the chance to buy at absolute market bottoms and land is the best way to participate when the Florida real estate market has it's price recovery. After the real estate boom that topped out in mid-2005 we are seeing the bottom of a price collapse that has reduced land prices 60 to 80 percent. Based on Florida's long term high growth rate from immigration, retiring baby-boomers, and others attracted to Florida's climate, beaches, and high employment growth, this chance to buy land at dramatically low prices will be the best we will see in our lifetimes. The need for well-located land is growing, Florida's population grew by 314,000 in 2007 and has grown by more than 2,000,000 since the year 2000. Florida created the most jobs of any state in 2006, with 211,400 new jobs. The October, 2007 unemployment rate was only 4.0 percent. Price cycles are more extreme in land than other real estate. We are passing the low point of this cycle, which is down 60 to 80% from the summer, 2005 high point of the last cycle. Buyers at this point in the cycle can possibly make 100 to 150% or more when prices get back to the levels of the summer of 2005. Since prices at each cycle high usually exceed the previous highs, potential gains are excellent compared to most other investments. Building lot values grow consistently over long periods of time because the population of Florida is growing by 300,000+ people/year and the amount of desirable, buildable land is shrinking. Land in South Florida and within a 30 minute drive of the coast is the most likely to increase in value because that's where 90 percent of the people want to live. Lots don't give you management and maintenance headaches like rental properties and you can realize great deals in this buyer's market. In our website you can find what you need to buy a great investment parcel or parcels while prices are at this temporary all-time low. With the current Euro to U.S. dollar devaluation, Europeans buying Florida real estate is at an all-time high. BEACH FRONT PROPERTY SELLING FOR $1,000,000+ IN 2006 PARCELS ARE STILL CURRENTLY ON THE MLS FOR $350,000 TO $500,000 SEE BOTTOM OF THIS AD FOR ZILLOW COMPS GREAT LOT FOR A SIMILAR KEY WEST STYLE HOME AS SHOWN BELOW We appreciate your interest in this prime beach front property & do not offer any type legal building advise, cost to build nor cost to insure. Many occupy this island paradise full-time so obviously it is still affordable ! These lots were platted ( green property lines ) by the county many years ago & are zoned under the legally non-conforming lot size as being grand-fathered prior to any new building requirements. As such the coastal line has changed over the years & variances may have to be applied for with regards to the building setbacks. As you can see the yearly accessed taxes ( $2784 ) on this property are still moderate high and still is only about 40-50% of true market values which keeps the taxes lower though. Still the price you’ll pay for paradise ! Keep in mind that the site & the various building permit approvals are very home plan specific & can require many months or more of planning, permiting & preparation by your respective builder. Also, as with all Charlotte County lots that are less than 10,000 sq. ft. and especially being waterfront, this lot will require the special permitted ATU ( Aerobic Treatment Unit ) type septic system. These have to be maintained bi-yearly and by a Florida licensed septic company. Not like the traditional septic system that only require pumping our every 2-3 years for use with a long drainage field line. The water supply is public water supply so having to install a well is fortunately not an issue ! We do plan on closing on the property within our typical 7-14 day time frame with the local Port Charlotte Title company at our expense with full title insurance and warranty deed provided with no delay. We do believe this lot’s location & size is best suited for the Pedestal type homes as shown within the Ebay ad as many similar are already built on the island. We are passing our rare acquisition on at an unbelievable price when compared to others you may see today. This type lot availability is far & few between these days as most were acquired in the early 70’s and being held by most families in family trusts due to there high value. Even in today’s market place they still are listed for $300,000 & up as you see if you perform your due diligence as you should. Especially true on the Gulf side of Little Gasparilla Island. Below is the contact and web link for the Charlotte County Building Department. They will be glad to assist you with any questions you may have with regards to the size of the home and the permitting process once a home design has been selected. Unlike normal home building on dry inland lots, developing a coastal property can be a challenging but life-rewarding process. That’s were a knowledgeable / quality coastal developer is indispensable.
