With as little as $1500 down, we will finance the balance of the purchase price via a ten year, 10 year or 20 year loan term at 5% to 6% interest. This finance is via a "Land Contract" meaning we retain title to the property until 25% of the principle balance is paid towards the overall purchase price. You still have full use of the land during the finance term. There are limitations such as you cannot remove more than enough trees to build a driveway and home site. Once 25% of the purchase price is paid we will deed the land to you and finance the remaining balance over the remaining term on the loan. The illustration above is for a ten year loan at 5% interest. A 15 year loan would be at 5.5% interest and a 20 year loan would be at 6% interest. Note that we also will do a traditional land loan where we deed you the land and take back a first mortgage for the balance of the purchase price. Cash buyers will receive a 10% discount on the sales price. We can discuss other finance terms which may be suitable for your specific needs.
