Rachal, et ux, dated March 17, 1964 and recorded in Volume 547, Page 131 of the Deed Records, Cherokee County, Texas, said 1.423 acres being more particularly described as follows BEGINNING at a 3/8” steel rod (found) for corner in the south right-of-way line of the Missouri Pacific Railroad in the center of a ditch or drain at the northeast corner of that certain called 3.15 acre tract as described in a Deed to J. Brent Bingham, et ux, dated September 23, 1994 and recorded in Volume 1253, Page 739 of the Official Records, Cherokee County, Texas; THENCE with the south right-of-way line of said Railroad (100’ from center) along a 1degree 00’ curve to the left, whose central angle is 06degrees 37’ 41” whose long chord is North 70degrees 23’13” East, 662.45 feet, for an arc distance of 662.82 feet to a 3/8” steel rod (set) for corner at intersection with the north right-of-way line of Old Highway 79 (now County Road No. 3210) THENCE with the north right-of-way line of said County Road No. 3210 THENCE with the north right-of-way line of said County Road No. 3210 (Old 79) along a 1degree 00’ curve to the left, whose central angle is 05degrees 03’48”, whose long chord is South 53degrees 42’ 35” west. 506.18 feet, for an arc distance of 506.35 feet to 3/8” steel rod (set) for corner at end of curve. THENCE South 51degrees 12’ 13” West, with said north right-of-way line, a distance of 189.36 feet to corner in the center of said drain or ditch, from which a 3/8” steel rod (set) for reference corner at headwall of culvert at the Southeast corner of said Bingham tract bears South 47degrees 55’ 26” East, a distance of 9.89 feet; THENCE with the center of said drain along the east boundary line of said Bingham tract as follows: North 47degrees 55’ 26” West, a distance of 69.69 feet; North 06degrees 18’ 00” West, a distance of 31.51 feet: North 34degrees 06’ 00” East, a distance of 50.69 feet; North 27degrees 35’ 00” West, a distance of 49.63 feet; and North 30degrees 08’ 00” West, a distance of 37.29 feet to the PLACE OF BEGINNING, and containing 1.423 acres of land.
