You've pictured this. A piece of high desert that's yours, room to put up a place on your own time, the lake close enough for a Saturday and Vegas an hour off when you want it. What's stopped you is the part you can't see, whether the seller on the other end is real. This one you can check before you spend a dollar.

It's 1.23 acres in the Golden Horseshoe Ranchos subdivision, gentle high desert sitting around 3,400 feet, with low brush across it. It is not in a flood zone. The zoning is Agricultural-Residential, so once it's yours you can put up a site-built home, a manufactured home built after June 1976, or a tiny home, with the county permits and inspections that come with building.
The address lists it as Willow Beach, but you sit inland in the White Hills country. Gas is about nine miles off at the White Hills Shell, Dolan Springs is the nearest town at roughly 28 miles, and Las Vegas is a little over an hour up US-93. Lake Mead is about half an hour out, with Emerald Cave and the Black Mountains closer still.
The draw out here is the open country and what's around it. Lake-and-river recreation within a short drive, a real city an hour off, and a flat, dry acre the zoning lets you build on, which is harder to find on the raw desert lots than you'd think.
A few things to know going in. Water out here is hauled in and stored in a cistern, the way everyone does it, because the wells run deep and cost a fortune. Living on the land means putting in a septic. The roads in are dirt, so you'd want a capable vehicle and a look at the access before you buy. Power runs to the developed property just to the north, so bringing service in means extending the line from there, which is why plenty of folks out here run solar and skip it. The county allows camping or an RV only on a temporary permit, up to two weeks at a stretch and no more than 30 days in a year, so full-time RV living isn't an option. This is an acre to build on or hold onto.
If you're financing, you put in the septic and move onto the land once it's paid off and the deed is in your name, because a financed deal is a purchase, not a rental, and the ground stays vacant until then. Pay cash and it's yours to use the day it records.
The cash price is $13,775, plus the $250 document fee. On payments, it's $525 to get started, your $275 down plus the $250 document fee, then $302.58 a month, all in, taxes and fees included, with no interest. That's the 72-month plan, and shorter terms are there if you'd rather pay less overall and clear it faster. There's a six-month same-as-cash window too. Get $13,775 in principal paid within the first six months and that's all you pay for the land, no markup. Your $275 down and the principal in each monthly payment count toward it, and most folks cover the rest with a lump sum on top of the monthly. After six months the $20,075 financed total is set, and you can still clear it early with no penalty, it just won't lower that total.
On paper, three signed contracts hold both of us to the deal from the first day, with your name on them, real and binding. When the last payment clears, the warranty deed records in your name, the strongest deed there is.
