It's flat high desert in the Golden Valley Ranchos subdivision, on S Ponderosa Road, sitting around 2,500 feet, close to square at 310 by 310 feet. Zoning is Agricultural-Residential. The county allows temporary camping and RVs on a permit, up to 14 days at a stretch and no more than 30 days in a calendar year, so it works as a spot you come back to in good weather, not a place to live on full time.


The draw out here is the open ground and what it costs to own a piece of it. Kingman is about 13 miles off, roughly 20 minutes, for gas, groceries, and supplies. Las Vegas is a little over an hour and a half for a bigger run. Big open country, with town close enough when you need it.


A few things to know going in, and the flood is the one that shapes the rest. The whole parcel reads FEMA AE floodway. On the ground that means a desert wash crosses the flat here, dry most of the year, running only during and right after a storm. A floodway is the channel the water moves through, so the county calls it hazardous when it runs, for the speed of the water and the debris it carries, and that's why building is essentially off the table without an engineer's certification that a lot like this rarely gets. So you use it in dry weather, watch the forecast, and clear out ahead of a monsoon.


Access is platted along Ponderosa Road and Moenkopi Drive, but the roads aren't built or maintained, so plan on a capable vehicle and walk the access yourself before you buy. There's no power or water on the lot. Power would mean running a line from the poles to the west or going with solar, and water out here is hauled in and stored in a cistern, the way it's done across this stretch of high desert. The 2.21 acres is fully yours once the last payment clears and the deed records in your name. Pay cash and it's yours the day it records.


The cash price is $5,400. On payments, it's $350 to get started, your $100 down plus the $250 document fee, then $116.69 a month, all in, taxes and fees included, with no interest. There's a six-month same-as-cash window too. Get $5,400 in principal paid within the first six months and that's all you pay for the land, no markup. Your $100 down and the principal in each monthly payment count toward it, and most folks cover the rest with a lump sum on top of the monthly. After six months the $8,700 financed total is set, and you can still clear it early with no penalty, it just won't lower that total.


On paper, three signed contracts hold both of us to the deal from day one, with your name on them, real and binding. Once the lot is paid off, the warranty deed records in your name, the strongest deed there is.
