This is 2.21 acres in Golden Valley Ranchos, out in the Arizona high desert at about 2,600 feet. Flat, even ground, square at 310 feet a side, with high desert mountains out on the skyline. It is not in a flood zone. A dry wash runs across it, the normal desert kind that sits dry most of the year and carries water only during and right after a storm. Zoned Agricultural-Residential, so once it's yours you can put up a site-built home, a manufactured home built after June 1976, or a tiny home, with room left for a few animals or a shop.
Here's the part that's harder to find out here than people expect. Two ways lead in, off Wingate Drive and Naco Road, both dirt, and one of them is a county road. Plenty of raw Desert Land sits behind miles of unbuilt dirt with no clear way to it. This one has real, recorded access.
Now the things you want to know going in. There's no power on the lot and no poles nearby, so you'd run solar or pay to extend the line in, and most folks out here go solar and skip the wait. Water comes the way it comes for everyone out here, hauled in and stored in a cistern, because the wells run deep and cost a fortune. You'd put in a septic. The county allows camping and an RV on a temporary permit, up to two weeks at a stretch and no more than 30 days in a year, so this is a place you build or hold, not one you live on out of a trailer.
If you're financing, you put in the septic and move onto the land once it's paid off and the deed is in your name, because a financed deal is a purchase, not a rental, and the ground stays vacant until then. Pay cash and it's yours to use the day it records.
The cash price is $7,650, plus the $250 document fee. On payments, it's $400 to get started, your $150 down plus that $250 document fee, then $166.95 a month, everything in, taxes and fees included, with no interest, ever. There's a six-month same-as-cash window too. Put $7,650 in principal in within six months and the cash price is all you pay, no markup. Your down and the principal in each payment count toward it, and most folks close the gap with a lump sum on top of the monthly. After six months the $11,700 financed total is set, and you can still pay it off early with no penalty, it just won't lower that number.
On paper, three signed contracts hold both of us to the deal from the first day, with your name on them, real and binding. When the last payment clears, the warranty deed records in your name, the strongest deed there is.
