You've been carrying the picture around for a while now. Open ground of your own, room on every side, a place that answers to you and nobody else. What you haven't found is a seller you were willing to hand money to, so you got close a few times and walked away instead. This one you can check before a dollar moves.


Everything below comes from our own due diligence research, and you don't have to take our word for a line of it. Pull the Mohave County records under parcel 215-03-193 and go down the list. We'd rather you did.


It's 2.35 acres in Golden Valley, out in the Arizona high desert, in the Golden Valley Ranchos subdivision. Flat brush country sitting around 2,480 feet, a clean rectangle about 310 by 330 feet, with the assessor's address on it at 2949 S Mesquite Rd. Zoned Agricultural-Residential, so once it's yours, you can put up a house, a HUD-certified manufactured home, or a tiny home built to residential code on a foundation, and make the place whatever you've been picturing. Kingman is 15 miles off, about 23 minutes, for gas, water, and supplies.


Flat and dry is the part worth pausing on. The lot is not in a flood zone and there are no wetlands on it, and the ground is level brush, so you're not starting out fighting the terrain or a flood map before you fight anything else. That is not true of every lot out here.


Now the things you want to know going in.


Access is platted to the lot along S Mesquite Rd off Hualapai Dr from the south, but the roads out there aren't developed. It's dirt, and right now it's raw dirt, so you'd want a capable vehicle and a plan for getting in and out, and you'd want to walk the ground yourself before you buy. We'll tell you the same thing on the phone.


Power runs on poles to the south on Hualapai Dr. Bringing service in means extending the line from there through UniSource Energy Services, which is why plenty of folks out here run solar and skip it. Water comes the way it comes for everyone in this country, hauled in and stored in a cistern, because the wells run deep and cost a fortune. Living on the lot would mean putting in a septic, and we'd recommend a perc test to confirm the ground supports one. The county allows camping and an RV on a temporary permit, up to two weeks at a stretch and no more than 30 days in a calendar year, so a fifth wheel isn't a full-time answer here.


If you're financing, you put in the septic and move onto the land once it's paid off and the deed is in your name, because a financed deal is a purchase, not a rental, and the ground stays vacant until then. Pay cash and it's yours to use the day it records. Either way, we won't pretend you can do something you can't.


The cash price is $12,350, plus the $250 document fee on top. On payments it's $475 to get started, your $225 down plus the $250 document fee, then $245.56 a month, everything in, taxes and fees included, no interest, ever. There's a six-month same-as-cash window too. Put $12,350 in principal in within six months and the cash price is all you pay for the land, no markup. Your down and the principal in each payment count toward it, and most folks close the gap with a lump sum on top of the monthly. After six months the $18,675 financed total is set, and you can still pay it off early with no penalty, it just won't drop that number.


On paper, three signed contracts hold both of us to the deal from the first day, with your name on them, real and binding. When the last payment clears, the warranty deed goes on record in your name, the strongest deed there is.
