Property Description

1.55 Acres Zoned AG Near Palatka, Room for Chickens, Goats or a Horse

Who This Land Is For

This land is for the one who keeps thinking, if things ever change fast, I want a place of my own to go.

You're not after a neighborhood. You want room, your own water, ground to grow food on, a few animals of your own, and the calm of knowing the people you love have somewhere to be.

Picture it. 1.55 acres of pine woods, with your home set far back from the road. Hens scratching by the coop and fresh eggs in the morning, a garden out in the sun, a well that's yours, and everyone around a fire at night under the stars. And the steady feeling that whatever comes, you have ground under your feet.

You start with $2,999. If you can make the payment, you're in. Lock it in now, live on it later.

The Land

This land at 1758 S State Rd 19 is 1.55 acres near Palatka, about 67,500 square feet. Most lots I sell are under a quarter acre, so this is a lot of land for Florida, about seven times a standard lot.

It has 100 feet of frontage on State Road 19, a paved, two lane state road, and it runs 480 feet back into slash pine. The front is a wide mowed shoulder, then saw palmetto, then the pines. There is room to set your home well back from the road.

The land is flat, about 24 to 27 feet above sea level, and all of it sits in Flood Zone X, outside the flood hazard area. There are no wetlands on it.

The zoning is AG, agriculture, and that is what makes this land different. Nearly all my other lots are zoned residential. AG means manufactured homes are allowed, and so are animals. Putnam County's AG zoning allows up to 40 chickens per acre plus a rooster, one horse or one cow per acre, or up to six goats or sheep per acre.

Homes out here use a private well and septic, with propane for gas and weekly trash pickup.

Around Palatka

This land sits on State Road 19 south of Palatka, the historic river town that serves as the Putnam County seat. Walmart Supercenter and HCA Florida Putnam Hospital, with its 24/7 emergency room, are each about 9 minutes away, and Palatka itself is about 15. Rodman Reservoir, about 9,500 acres and a trophy bass fishery, is an easy drive, and the Ocala National Forest lies to the west. In late winter, Ravine Gardens State Park in Palatka fills with thousands of azaleas, planted through ravines up to 120 feet deep. Gainesville is about 51 minutes away when you need the city.

Buy the Dirt, Build the Dream: The Dirt Wise Roadmap

Land looks simple: a price, some acres, a photo, and a signature. It's what happens after you say yes that makes it yours. That's the part I love, and it's why every lot I sell comes with The Dirt Wise Roadmap, my way of walking with you from the day you reserve it to the day the deed has your name on it.

A taste of the Golden Perks that come with your land, every one of them included: a walkthrough video of this exact lot, the County Guide so you know the rules before you need them, and when your final payment is in, $1,000 toward your next lot. And more, all the way to the day you build.

Once you're part of the Golden Ridge family, you're never walking this alone. Before there was land, there were dreams. Let's go build yours.

Your Money Is Protected (owner financing)

If you decide the land isn't right for you within the first 100 days, I'll apply everything you have paid 100% towards any other property in my inventory. That's 100 days to visit, walk it, and check it with the county.

Maybe you'd like a different view, a lot that's a little more cleared, or one where the deer haven't already claimed the best spot for your porch. Maybe you simply found one you love more. Whatever the reason, your money moves with you to the lot that fits. My goal is for you to be on land you truly love, and to know from day one that choosing me was never a gamble.

While You're Paying, and After

From the first month, you can visit as often as you like. Walk the pines from the road all the way to the back, mow a path, have a picnic in the shade, and plan where your home and your garden will go. Once it's paid off, you build when you're ready.

Questions I Get Most

Can I put a manufactured home on it?

Yes. The AG zoning allows manufactured homes, and at 1.55 acres there is room to set one well back from the road.

Is the road paved?

Yes. The land has 100 feet of frontage on State Road 19, a paved, two lane state road.

Can I keep chickens, goats or a horse?

Yes. The AG zoning allows up to 40 chickens per acre plus a rooster, one horse or one cow per acre, or up to six goats or sheep per acre. The county's residential zoning allows two to six chickens per acre and no rooster, so this is a real difference.

Do I need good credit?

No. There's no bank, no credit check, and no income verification. If you can make the payment, you're in.
