Four parcels sold together make up 660 acres of Nevada high desert north of the Rye Patch recreation area. The ground is largely level and usable, the views run to the mountains on every horizon, and a solid gravel road off Jungo Alt Road gets you in.
Rye Patch State Recreation Area is built around a reservoir roughly 22 miles long, with enough shoreline for camping, fishing, boating and swimming. Large blocks of public land surround the area, which is what keeps it open and quiet, and makes it likely to stay that way.

Zoning is AMR, Agricultural-Mining-Recreation. Under Pershing County's development code a residence in that district is allowed only in conjunction with agricultural, mining or recreational use, and a parcel smaller than 160 acres carries a building right only if it was created before 30 June 2007. Two of these four parcels, at 120.60 and 136.46 acres, are under 160 acres, and both recorded surveys are dated 2008. A record of survey documents boundaries rather than creating parcels, so those two parcels may still have been created earlier, but the 2008 dating means it should not be assumed. Note 5 on the division map points expressly at the development code provision on residential units per 160 acres. Confirm building rights, and the creation dates of Map File 360130 and Map File 361459, with Pershing County Planning before you plan to build.
