Whether for recreational purposes or permanent living, a growing number of people are looking to purchase mobile home and RV land. There are a lot of caveats to owning this type of land, and a lot of legal issues that you’ll need to consider. However, once these issues are sorted out, the biggest hurdle you’ll face is finding a piece of land to park your mobile home or RV.

Search Online

The easiest (and most convenient) way to find mobile homes and RV land is to search online. There are several online property portals that either deal with mobile home parks exclusively, or can connect you with sellers of land that has already been zoned for mobile home and RV parking.

When searching through online listings, you’ll often find a mixed bag of single lots and entire parks. Naturally, entire parks will cost significantly more, but often come with a home on the property that you can live in while enjoying income from those renting lots in the park.

It’s important to do your due diligence here by researching every listing you’re interested in. Make sure that the land is, in fact, zoned for mobile or RV parking. If not, you’ll need to go through the hassle of rezoning or risk having to move your home.

That said, searching online is often the best option as you can search through listings all over the country, and see photos of the property before taking the trip out there to see it in person.

Run a Wanted Ad

Sometimes, the simplest way to find land isn’t always the most obvious. There are plenty of people out there who would love to sell their property, but simply don’t know how or don’t want to have to deal with the hassles of selling the land themselves.

That’s where “wanted” ads come in. Place an ad online (Craigslist is a great place to start) or in the local paper to help spread the word that you’re looking for a piece of land.

When creating your ad, make sure that you’re specific about what you’re looking for. Include details about how much acreage you want to purchase, and make sure that you’re very clear about wanting a mobile home or RV land.
You may be surprised by how many people respond to your ad. Remember, the more specific you are about what you’re looking for, the more targeted your responses will be.

Check with Local RV and Mobile Home Parks

Whether you’re looking for an existing mobile home or a place to park your RV, checking with local mobile home and RV parks is a great place to start. Park owners can tell you whether they have plots or mobile homes available.
You may also be surprised by how many park owners will be willing sell the entire property, which will not only give you a place to park your RV or mobile home, but also allow you to receive income from tenants.

Search for Homes with High Acreage

If you’re simply looking for a place to park your mobile home or RV, whether for recreational use or permanently, consider purchasing a home with high acreage. This will allow you to rent out the home and possibly avoid some of the legal issues that come along with RV/mobile home living.

This also makes the search process a little easier as there are plenty of listings for existing homes. Just bear in mind that you’ll spend more using this method. For some, it may be worth the extra cost, especially if you can cover the cost of the mortgage by renting the home out.

If you’re going this route, you’ll need to check with the local laws first. In some places, it’s not legal to park an RV or mobile home on any property – even outside of city limits. Some cities will only allow a trailer or RV to be parked on the property if there is a permanent dwelling on the site. In some areas, you’re not allowed to legally live in a mobile structure permanently.

Talk to a Real Estate Professional

Real estate agents know the market, and they know of land opportunities. Not all agents have experience with mobile home or RV properties, so look for a professional that does. Make sure that you’re clear about what type of land you’re looking for and what your needs are. The more specific you can be, the easier it will be to find the right piece of land.
